Spring City faces Royersford across the Schuylkill and shares most of its character, an older borough core on the river with development spreading out behind it. Being on the Chester County side puts it in a different county for paperwork and in exactly the same weather for concrete.
The borough housing here has the detached garages and older basements you would expect, and they get the same approach. Test the slab, repair what the last few decades have done to it, then build properly. Where a garage is small and dark, and a lot of them are, a lighter blend does a disproportionate amount of work for what it costs.
What surprises people about Spring City is how much outdoor concrete there is behind these houses. Rear patios, pool surrounds and long side paths on properties with deep lots. Those are the surfaces taking the full force of a Chester County winter, and an ultraviolet stable exterior system on them is a completely different specification to the garage inside.

Why the preparation decides it
The walkthrough is where the real decisions get made. Jimmy looks at the condition of the slab, checks for moisture where the room calls for it, measures up, and talks through the blends with physical samples rather than a screen. Chip color reads completely differently under a garage light than it does in daylight.

Why older slabs go faster
Two slabs in the same weather do not degrade at the same rate, and age is most of the reason. Modern concrete is usually air entrained, which builds microscopic voids into the mix that give freezing water somewhere to expand into. Older hand poured concrete generally is not.
A great deal of the housing across this area predates that being standard, and those slabs have far less resistance to the freeze and thaw cycle to begin with. Once the surface starts going on concrete like that it goes quickly.
The practical consequence is that timing matters more on an older property. On a modern slab there are years of margin before pitting becomes structural. On a hundred year old step nosing the gap is short.

What people here tend to ask before they book a walkthrough.
Can I use a snow blower on it?
Yes, and a plastic shovel, and ice melt. A properly built exterior system takes all of that without complaint. What we would avoid is a steel edged blade dragged hard across the surface repeatedly and metal wheeled equipment scraped over a step nosing. Neither will destroy it, both will eventually mark the topcoat.
Do I have to drain the pool?
No. The deck has to be dry, but the water can stay where it is. Deck work happens either side of the swimming season rather than in the middle of it, so late spring and early fall are the usual windows. Most people who get the date they want booked it over the winter.
How many days does a garage floor take?
Two on site for a normal single or double bay. The grinding, repairs and base coat with the flake broadcast all happen on the first day, and the scrape back and topcoat on the second. After that it is light foot traffic the same evening and vehicles at about the three day mark.
How do you know whether a slab is too wet to coat?
We put a meter on it. A calcium chloride or relative humidity test tells us how much vapor is coming up through the concrete, and that number decides the specification rather than our optimism. Most slabs are fine. Some need a moisture tolerant primer underneath. A few need a drainage problem sorted first, and you will hear that at the walkthrough.
What happens at the expansion joints?
They get honored rather than coated over. Concrete moves with temperature and an exterior slab moves a lot, so a coating carried straight across a joint cracks in a line along it within the first year. We cut the coating at the joint and treat it so the slab can move the way it was designed to.
Is there a deposit?
A deposit is taken to book the date and hold the material, and the balance is due on completion once you have walked the floor. The amounts are on the paperwork before you agree to anything. What we will not do is ask for the bulk of the money up front, which is the thing to be wary of generally in this trade.
I want the same floor my neighbor has. Is that possible?
Most of the time, and it happens more often than you would think. If we laid it, we know the blend. If somebody else did, bring a photo and we will get close. The caveat is light. The same chip in a north facing garage and a south facing one genuinely does not look the same.
How much mess does the grinding make?
Less than you would expect. The grinders run with dust extraction attached throughout, which captures the great majority of it at source. That is a health matter before it is a housekeeping one, because silica dust off concrete is a real exposure issue, and it is also why we are not filling the rest of your house with gray powder.
