Sixteen miles south, past French Creek
Elverson is a small borough on the edge of French Creek State Park, and one of the closer Chester County towns to us.

Elverson, Chester County
Working in Elverson
Elverson sits in the north west corner of Chester County, close to French Creek State Park and Hopewell Furnace, and at sixteen miles it is the nearest Chester County town on our list by a good margin.
It is a small borough with an older core and township development around it, plus a lot of properties on larger wooded plots. That last group is where a lot of the work is, because a house on an acre out here usually has a detached garage, a workshop, a shed with a slab, and a fair amount of exterior concrete.
The wooded setting brings its own consideration. Properties under heavy tree cover stay damp longer after rain, leaf litter sits on outdoor concrete through the fall, and both accelerate what freeze and thaw does to a surface. Exterior work here is worth doing earlier than you would on an open plot.
Because Elverson is only sixteen miles out, and because properties here often have several buildings, it is worth walking the whole site rather than the one thing you called about. A garage, a workshop slab, a set of steps and a path are four jobs on paper and one visit in practice, and the pricing on the combined version is considerably better.
We show up, finish on time, and get it right. No hidden fees, no surprises.
Jimmy and Justyn, Cobra Epoxy
What two days on site looks like
Day one starts with clearing and masking, then grinding. The machines run with extraction attached, which keeps the mess to something reasonable and keeps silica dust out of the air. We work the slab until it is uniformly open rather than until it looks clean.
Still on day one, the repairs go in and the base coat goes down, and the flake is broadcast into it by hand wall to wall until the surface is saturated. Doing that inside the working time of the base is why it takes two people rather than one.
Day two is the scrape back, the vacuum and the topcoat. Scraping is what converts a rough chip surface into an even one, and skipping it is why some flake floors feel like sandpaper underfoot. Then the polyaspartic seals everything in and the floor is finished.

Where the damage shows up first
Deterioration is not evenly distributed, and the order tells you how far along a property is. Step nosings go first, because a step edge has concrete exposed on two faces with water sitting right at the corner.
Then the garage door threshold, for the salt reasons. Then the tire tracks inside the garage where salt water drips concentrate. Then the general slab surface, usually starting near a downspout or anywhere water sits rather than runs off.
Five minutes outside will tell you where you are. Run a hand across the surface, and if it feels sandy or leaves gray dust on your palm, the paste is already breaking down and water is getting in.

Questions
Questions from Elverson
What people here tend to ask before they book a walkthrough.
Can I use a snow blower on it?
Yes, and a plastic shovel, and ice melt. A properly built exterior system takes all of that without complaint. What we would avoid is a steel edged blade dragged hard across the surface repeatedly and metal wheeled equipment scraped over a step nosing. Neither will destroy it, both will eventually mark the topcoat.
How long have you been doing this?
The company is three years old and the people in it have considerably more time than that in and around the trades. It started because Jimmy and Justyn were tired of watching flooring work done badly, which is not a marketing origin story so much as the reason the preparation stage gets the time it does.
How do you know whether a slab is too wet to coat?
We put a meter on it. A calcium chloride or relative humidity test tells us how much vapor is coming up through the concrete, and that number decides the specification rather than our optimism. Most slabs are fine. Some need a moisture tolerant primer underneath. A few need a drainage problem sorted first, and you will hear that at the walkthrough.
When can I park on it again?
Around three days after the topcoat goes down. You can walk on it the evening it is finished, and put boxes and shelving back the next day, but a hot tire sitting on a system that has not fully hardened is the one thing worth waiting for. Rushing that step is how people mark a brand new floor.
There is a crack right across my garage. Is that bad?
Usually not. A single crack running across a slab is very often a shrinkage crack from the original cure, and if it has not moved in years it repairs permanently. What matters is whether the two sides are level. Run a hand across it, and if you can feel a step, that is movement and a different conversation.
Is the warranty actually in writing?
Yes, you get it on paper. It covers the residential interior system against loss of bond, so peeling and delamination, for as long as you own the floor. We are comfortable offering that because the preparation is done properly, and a floor that was ground and repaired before the first coat does not come off. Outdoor work carries its own separate terms.
How far ahead do I need to book?
Interior work usually goes in within a few weeks of the walkthrough. Exterior work is seasonal and books up from spring onward, so patios and pool decks want organizing over the winter if you have a date in mind. Jimmy will tell you the real lead time on the call rather than a comfortable one.
Where do the products come from?
They are made in the USA, and that has been the case since the company started. It is partly principle and mostly track record, because these are the systems we have watched hold up through Pennsylvania winters on floors we can drive back to. We are not going to swap to something cheaper we cannot vouch for.
