Blandon slabs, honestly assessed
Blandon sits on the Route 222 corridor north east of Reading, in Maidencreek Township, and it is one of the areas that grew hardest through the nineteen nineties and two thousands. That history is good news for a floor coating company, because it means most of the concrete we meet up here is modern, poured flat, poured with a vapour barrier under it and structurally sound.
What that translates to is a clean job. There is far less repair work in a Blandon garage than in a Reading one, the moisture readings in the basements are generally low, and the time we would otherwise spend cutting out spalled concrete goes into the finish instead. It is also why lighter blends do so well here, because there is no unevenness that needs disguising.
The other pattern up here is basements getting finished properly rather than left as storage. A modern basement with a sound dry slab is the easiest room in the house to turn into something useful, and a light flake floor does more for it than anything else you could spend the same money on.
Being twenty miles out puts Blandon toward the northern end of our Berks County range, which is worth being straight about. We are up here regularly and it is well inside the radius, but for a very small job it is worth mentioning what you have in mind on the phone so we can be honest about whether it makes sense as a standalone visit or is better combined with something else.

Day one starts with clearing and masking, then grinding. The machines run with extraction attached, which keeps the mess to something reasonable and keeps silica dust out of the air. We work the slab until it is uniformly open rather than until it looks clean.
Still on day one, the repairs go in and the base coat goes down, and the flake is broadcast into it by hand wall to wall until the surface is saturated. Doing that inside the working time of the base is why it takes two people rather than one.
Day two is the scrape back, the vacuum and the topcoat. Scraping is what converts a rough chip surface into an even one, and skipping it is why some flake floors feel like sandpaper underfoot. Then the polyaspartic seals everything in and the floor is finished.

Where the damage shows up first
Deterioration is not evenly distributed, and the order tells you how far along a property is. Step nosings go first, because a step edge has concrete exposed on two faces with water sitting right at the corner.
Then the garage door threshold, for the salt reasons. Then the tyre tracks inside the garage where salt water drips concentrate. Then the general slab surface, usually starting near a downspout or anywhere water sits rather than runs off.
Five minutes outside will tell you where you are. Run a hand across the surface, and if it feels sandy or leaves grey dust on your palm, the paste is already breaking down and water is getting in.

What people here tend to ask before they book a walkthrough.
What do I need to clear out first?
Everything. The slab has to be completely clear to be ground, including whatever is stacked in the corners and behind the furnace. That is the single biggest thing that keeps a basement job on schedule, and a surprising number of people use it as an excuse to get rid of half of it.
How many colours are there?
Thirty one blends on the chart, from Raven and Tuxedo at the dark end through Dakota Grey and Lunar in the middle to Saddle Tan and Cookie in the warm range. Which one is right depends far more on the light in your room than on the chart, which is why the samples come to you rather than the other way round.
Is it safe for children and pets?
Yes. The system cures to a hard, non toxic surface with nothing continuing to come off it, and the flake texture gives better footing for a dog than sealed concrete does. It also stops the slab shedding the fine grey dust that bare concrete gives off constantly.
Can I still get into the garage while you work?
Not while a section is curing, no, and that is worth planning for. On a single garage the floor is out of use for the two days on site plus the evening of the second. Anything you need out of there, tools, bikes, the lawnmower, wants to come out on the first morning along with everything else.
What about oil and brake fluid?
Wipe it up when you notice it and the floor is fine. That is rather the point of the coating, because those are exactly the things that stain bare concrete permanently within hours. Nothing in a garage will get through a polyaspartic topcoat in the time it takes you to fetch a rag.
How soon could you get here?
Jimmy gets back to you within a business day and the walkthrough is usually inside the week. Lead time to the actual install depends on the season, and exterior work in particular books up ahead of the summer, so spring and pool deck slots go early.
How far ahead do I need to book?
Interior work usually goes in within a few weeks of the walkthrough. Exterior work is seasonal and books up from spring onward, so patios and pool decks want organising over the winter if you have a date in mind. Jimmy will tell you the real lead time on the call rather than a comfortable one.
Can I see what is going on my floor?
Yes. Ask at the walkthrough and Jimmy will tell you the actual products, base and topcoat, and you are welcome to look them up. Anyone who is cagey about naming what they are putting down is worth being cautious about, because the product is not the secret. The preparation is where the work is.
