What Exton concrete is like
Exton sits where Route 30 meets Route 100 in West Whiteland Township, and it is one of the newest built areas we work in. Development here has come mostly in the last few decades, which means modern slabs poured to modern standards, three bay attached garages as a regular feature and basements that are dry because they were built to be.
Concrete like that is a pleasure to coat. There is very little repair work, moisture readings are typically low and the whole job goes into the finish rather than into fixing the substrate. Owners here also tend to want the garage to read as part of the house, which means a coved base, a cleaner blend and attention to the edges rather than a utility gray.
Outdoor work is a big part of what we do down here as well. The lots are larger, pool decks and rear patios are common, and every one of those surfaces is exposed to the same freeze and thaw cycle as everything further north. Getting an exterior system on them while the concrete is still sound is far cheaper than repairing pitted concrete afterwards.

The part you cannot see afterwards
Nobody looking at a finished floor can tell whether the concrete underneath was diamond ground or acid etched. It looks identical on handover day. You find out three winters later, once, and by then the coating is coming up in sheets.
That asymmetry is the whole reason this trade has the reputation it has, and it is why we spend the largest single block of labor on the stage that is invisible in the result. Grinding, then cutting out and rebuilding every crack, divot and spalled patch, before a drop of color goes anywhere near the slab.

The economics of catching it early
Sealing sound concrete is straightforward. Grind it, treat the joints, build the system, and nearly all of the cost is work you were always going to pay for.
Sealing damaged concrete means repairing it first. Spalled areas cut back to something solid, pits filled, broken edges rebuilt, all before a drop of coating goes on. That is genuinely skilled work and it can easily be a meaningful share of the job.
So the honest advice is unhelpful in the short term and correct in the long one. The best time to coat concrete is while it still looks like it does not need it.

When can I park on it again?
Around three days after the topcoat goes down. You can walk on it the evening it is finished, and put boxes and shelving back the next day, but a hot tire sitting on a system that has not fully hardened is the one thing worth waiting for. Rushing that step is how people mark a brand new floor.
How do I choose a flake blend?
Jimmy brings the physical samples to the walkthrough. Chip color reads completely differently under a garage fluorescent than it does in daylight, so choosing off a screen is guesswork. Darker blends hide tire marks best, lighter ones open up a basement, and warm tones run cooler underfoot outdoors.
Do I have to drain the pool?
No. The deck has to be dry, but the water can stay where it is. Deck work happens either side of the swimming season rather than in the middle of it, so late spring and early fall are the usual windows. Most people who get the date they want booked it over the winter.
When can exterior work be done?
Spring through fall, with the forecast in hand. An outdoor slab has to be dry and it needs a settled window to cure, so we book exterior jobs around the weather and we will move a date rather than lay a coating that is about to get rained on.
What is your service area?
Four counties. All of Berks, a large piece of Montgomery, the northern half of Chester and the southern boroughs of Lehigh, which works out at roughly fifty miles from the shop in Boyertown. What does the lifetime warranty cover?
Residential interior floors carry a true lifetime warranty against the system failing, which means peeling, delaminating or losing bond to the slab. It is written down rather than promised on the phone, and it is the reason we will not shortcut the grinding stage. Exterior work is warranted separately because sun, ice and ground movement are a different set of conditions.
Is the house going to be covered in concrete dust?
No. Every grinder runs with extraction on it, and we mask off doorways and openings before anything starts. Some fine dust is unavoidable on any grinding job, but the difference between a machine with extraction and one without is the difference between a tidy site and a week of cleaning.
How many people will be here?
Usually two or three depending on the size of the floor. The flake broadcast in particular is a two person job, because the chip has to go in across the whole area inside the working time of the base coat. On a large commercial floor there will be more, and Justyn is on site for all of it.
