What Royersford concrete is like
Royersford sits on the Schuylkill directly across the water from Spring City, and it is a clean example of a pattern we see all over this area. There is an old borough core with houses that go back well over a century, and then there is a ring of development from the last thirty years wrapped around it.
Those two halves want opposite things. The borough houses have deep old basements, thin slabs, no vapour barrier and often a floor drain in the middle. Every one of those gets a moisture test before we specify anything, and a fair number get a moisture tolerant primer as a result. The newer streets have attached garages on flat modern concrete, where the work is quick and the result is immediate.
The borough properties also tend to have small outdoor slabs that have been quietly falling apart. Rear stoops, side paths, a set of steps down to a basement door. Those are exactly the surfaces that forty freeze and thaw cycles a winter take apart, and they are inexpensive to seal while they are still sound.

The part you cannot see afterwards
Nobody looking at a finished floor can tell whether the concrete underneath was diamond ground or acid etched. It looks identical on handover day. You find out three winters later, once, and by then the coating is coming up in sheets.
That asymmetry is the whole reason this trade has the reputation it has, and it is why we spend the largest single block of labour on the stage that is invisible in the result. Grinding, then cutting out and rebuilding every crack, divot and spalled patch, before a drop of colour goes anywhere near the slab.

The economics of catching it early
Sealing sound concrete is straightforward. Grind it, treat the joints, build the system, and nearly all of the cost is work you were always going to pay for.
Sealing damaged concrete means repairing it first. Spalled areas cut back to something solid, pits filled, broken edges rebuilt, all before a drop of coating goes on. That is genuinely skilled work and it can easily be a meaningful share of the job.
So the honest advice is unhelpful in the short term and correct in the long one. The best time to coat concrete is while it still looks like it does not need it.

What does a moisture test involve?
Either a calcium chloride kit, which sits under a sealed dome on the slab for about three days and measures how much water comes through, or a probe drilled into the concrete that reads the humidity inside it. Both give a number rather than an impression, and the number decides the specification.
Can it be done in one visit?
The two days are usually consecutive, so it is one visit in practical terms. Day one is grinding, repair, base coat and the broadcast. Day two is the scrape back and the topcoat. Where a basement is very large or very cut up we will sometimes split it into halves, and we will tell you that at the walkthrough rather than on the day.
Does the freeze and thaw damage coated concrete too?
Not the way it damages bare concrete. The mechanism is water soaking into the pore structure, freezing overnight, expanding and pushing the surface apart from the inside. A sealed surface does not let the water in, so the cycle has nothing to work on. Untreated concrete next to it keeps pitting every year.
Can you fix the pitting along my garage door?
Yes, and it is one of the most common repairs we do. That strip takes more road salt than anything else on the property, so it degrades first. It gets cut back to sound concrete, rebuilt and levelled, and then the coating terminates into a saw cut at the door rather than feathering out where a tyre would chip it.

Will the price change once you start?

Can you extend an existing coated floor into a new area?
Yes, though it is worth being realistic about the join. We can match the blend, but a new system next to one that has had a few years of wear will read slightly differently, and there will be a line where they meet. Often the better answer is to recoat the whole area so it is one floor rather than two.
Is the house going to be covered in concrete dust?
No. Every grinder runs with extraction on it, and we mask off doorways and openings before anything starts. Some fine dust is unavoidable on any grinding job, but the difference between a machine with extraction and one without is the difference between a tidy site and a week of cleaning.
