A university town with century old basements
Kutztown has student housing, Pennsylvania German farmhouses and a borough core, and all three want something different from a floor.

Kutztown, Berks County
Working in Kutztown
Kutztown sits on the Route 222 corridor between Reading and Allentown, built around Kutztown University and surrounded by some of the most productive farmland in Berks County. That combination produces a housing stock unlike anywhere else on our patch.
A large share of the borough is rental property serving the university, and landlord work has its own priorities. What a rental basement or garage needs is a floor that survives tenants, cleans in an afternoon between lets, and does not need thinking about for a decade. Flake in a mid to dark blend does all three, and it is one of the few improvements to a rental that genuinely pays for itself.
Outside the borough it is Pennsylvania German farm country, with stone farmhouses, bank barns and outbuildings whose floors were poured by hand a very long time ago. Those are proper concrete jobs before they are coating jobs, and we will always look at one in person before putting a number on it.
One practical note for landlords, because a good share of the calls from here are rental property. Coating a rental basement or garage is one of the few improvements that costs the tenant nothing and saves you money every turnover, because a sealed floor cleans in an afternoon where a bare slab needs scrubbing and still looks tired. Mid to dark blends are the ones to pick. They forgive tenants entirely.
We show up, finish on time, and get it right. No hidden fees, no surprises.
Jimmy and Justyn, Cobra Epoxy
Why the preparation decides it
The walkthrough is where the real decisions get made. Jimmy looks at the condition of the slab, checks for moisture where the room calls for it, measures up, and talks through the blends with physical samples rather than a screen. Chip color reads completely differently under a garage light than it does in daylight.
You get told what we find. If the concrete needs repair, you hear the number before the work starts. If a slab has a moisture problem that a coating will not solve, you hear that too, even though it occasionally costs us the job. No hidden fees and no surprises is not a slogan here, it is the reason the company has the reviews it has.
From there the build is the same one we run everywhere. Grind, repair, base coat, hand broadcast the flake, scrape back, polyaspartic topcoat. American made product throughout, OSHA certified equipment, and a written warranty at the end of it.

Why older slabs go faster
Two slabs in the same weather do not degrade at the same rate, and age is most of the reason. Modern concrete is usually air entrained, which builds microscopic voids into the mix that give freezing water somewhere to expand into. Older hand poured concrete generally is not.
A great deal of the housing across this area predates that being standard, and those slabs have far less resistance to the freeze and thaw cycle to begin with. Once the surface starts going on concrete like that it goes quickly.
The practical consequence is that timing matters more on an older property. On a modern slab there are years of margin before pitting becomes structural. On a hundred year old step nosing the gap is short.

Kutztown is 22 miles from the shop
We are based in Boyertown and run roughly fifty miles out, so Kutztown is comfortably inside the normal working radius. Local reference points around here include Kutztown University, the Route 222 corridor and the surrounding Pennsylvania German farmland.
Nearby towns we also cover include Fleetwood, Blandon, Hamburg. If you are on the edge of that and not sure, call and ask rather than assuming. It costs nothing to find out.
Questions
Questions from Kutztown
What people here tend to ask before they book a walkthrough.
What if the reading comes back bad?
Then you get told, along with what would need to happen first. Usually that is drainage work outside the house, grading, downspouts or a perimeter drain, and it is somebody else trade. Once it is sorted the floor is a straightforward job. We have had plenty of customers come back a year later having done exactly that.
Can you fix the pitting along my garage door?
Yes, and it is one of the most common repairs we do. That strip takes more road salt than anything else on the property, so it degrades first. It gets cut back to sound concrete, rebuilt and leveled, and then the coating terminates into a saw cut at the door rather than feathering out where a tire would chip it.
Does it need resealing every few years?
No. This is not a sealer that wears off and gets reapplied, it is a bonded system with a polyaspartic wear layer on top. Day to day it wants a dust mop and the occasional wash with a neutral cleaner. Skip the wax and anything acidic and it looks after itself.
Which counties do you cover?
Berks, Montgomery, Chester, Lehigh, Upper Bucks and the northern end of Lancaster. That is roughly a fifty mile radius from Boyertown, and the service areas page lists every town we have written up. Plenty of jobs happen in places that never got their own page.
What do I need to clear out first?
Everything. The slab has to be completely clear to be ground, including whatever is stacked in the corners and behind the furnace. That is the single biggest thing that keeps a basement job on schedule, and a surprising number of people use it as an excuse to get rid of half of it.
Can you give me a price over the phone?
Not an honest one. Square footage is only half of it, and the other half is what condition the concrete is in, which nobody can tell you down a phone line. The walkthrough is free, it takes half an hour, and you get a real number at the end of it rather than a range that moves once we arrive.
How much mess does the grinding make?
Less than you would expect. The grinders run with dust extraction attached throughout, which captures the great majority of it at source. That is a health matter before it is a housekeeping one, because silica dust off concrete is a real exposure issue, and it is also why we are not filling the rest of your house with gray powder.
Will I be dealing with the same people throughout?
Yes, start to finish. Jimmy quotes it and schedules it, Justyn runs the floor, and the crew at the walkthrough is the crew in your garage. That continuity is why nothing gets lost between the person who looked at the slab and the person who prepares it.
