What Quakertown concrete is like
Quakertown is the commercial centre of Upper Bucks, sitting where Route 309 meets Route 663, and that second road is why it is on our list. It is a straight twenty minute run from Boyertown, which makes it closer than Hamburg or Kutztown in our own county.
The borough has a proper old core with the housing to match, deep basements and detached garages behind the houses, plus a large ring of township development from the last forty years with attached multi bay garages on sound modern slabs. Both are normal work and they get quoted very differently.
There is also a steady run of small commercial here, trade units, workshops and service businesses along the 309 corridor and around the farmers market. Prep is the whole job
Almost every coating failure this trade produces traces back to preparation. A slab that was acid etched or pressure washed instead of mechanically ground never gave the coating a profile to key into, so the film is held on by surface tension and nothing else. One winter of road salt and a hot tyre takes it off in sheets.
So we grind. Diamond grinders with dust extraction, down to clean open concrete, every time and on every job. Then the repairs, because coating over a crack just prints its shape through the finish and it opens again anyway. Only then does the first coat go down.

Salt gets treated as a housekeeping problem. It is doing considerably more than that. Salt water freezes at a lower temperature, so it stays liquid longer and travels further into a slab before it freezes, which means it does its damage deeper inside the concrete rather than at the surface.
It also attacks chemically, working on the cement paste that holds the aggregate together. That is why the concrete around a garage door opening, which takes the heaviest salt exposure of anything on a property, is almost always the first part to break up.
Every car picks it up off the road from the first gritting run and drips it onto the same patch of garage floor overnight for four months. Sealing the floor is the only part of that chain a homeowner actually controls.

Can you test before I commit to anything?

How far in advance should a business book?
Further than a homeowner, mostly because the scheduling conversation is longer rather than because the lead time is. Working out section sizes, access, out of hours arrangements and return to service against your actual trading pattern takes a proper walkthrough and usually a follow up. A month of notice makes for a much better job than a fortnight.
Are you too far away to be worth it?

Can you work around a house move?
Yes, and an empty house is the easiest job we ever get. If you are buying, the window between completion and moving in is the perfect time to do a garage or a basement, because the slab is genuinely clear and nothing has to be shifted. Worth booking as soon as you have a date.
