What Skippack concrete is like
Skippack is best known for its village, a stretch of Route 73 lined with independent shops, galleries and restaurants that draws people from across the county at weekends. Around it is Skippack Township, which is a mix of older properties along the Perkiomen and newer development set back from it.

Why the preparation decides it
The walkthrough is where the real decisions get made. Jimmy looks at the condition of the slab, checks for moisture where the room calls for it, measures up, and talks through the blends with physical samples rather than a screen. Chip color reads completely differently under a garage light than it does in daylight.
You get told what we find. If the concrete needs repair, you hear the number before the work starts. If a slab has a moisture problem that a coating will not solve, you hear that too, even though it occasionally costs us the job. No hidden fees and no surprises is not a slogan here, it is the reason the company has the reviews it has.
From there the build is the same one we run everywhere. Grind, repair, base coat, hand broadcast the flake, scrape back, polyaspartic topcoat. American made product throughout, OSHA certified equipment, and a written warranty at the end of it.
Why older slabs go faster
Two slabs in the same weather do not degrade at the same rate, and age is most of the reason. Modern concrete is usually air entrained, which builds microscopic voids into the mix that give freezing water somewhere to expand into. Older hand poured concrete generally is not.
A great deal of the housing across this area predates that being standard, and those slabs have far less resistance to the freeze and thaw cycle to begin with. Once the surface starts going on concrete like that it goes quickly.
The practical consequence is that timing matters more on an older property. On a modern slab there are years of margin before pitting becomes structural. On a hundred year old step nosing the gap is short.

Can you work outside our opening hours?
Yes, and for most commercial jobs that is exactly how it runs. Evenings, overnights and weekends, in sections, with a clear route through the building the whole time. It takes more planning than doing it in one go, which is why the scope goes in writing before anything starts.
Can you tell why the last one failed?
Usually, and it is worth knowing because the fix differs. Coating that peels in flexible sheets with a smooth clean underside was never ground. Blisters and patches with a dusty residue underneath are moisture. Worn through to gray in the traffic lane means there was never enough material there. Send a photograph and we can often tell you before coming out.
When can we put the racking back?
Later than you will want to, and it is the one deadline worth respecting. A rack leg concentrates a lot of weight through a small plate, and a system that has not fully hardened takes a permanent impression from it. We give you a real number at the walkthrough rather than an optimistic one, because there is no repair for that short of redoing the area.
Will it handle the chemicals we use?
Tell us what they are and we will specify for them. A kennel, a commercial kitchen and a workshop all put different things on the floor, and chemical resistance is a specification decision rather than a property every coating shares. It is one of the questions we ask at the walkthrough.
Are these floors slippery when wet?
No. The flake broadcast leaves a texture under the topcoat that gives real grip, and on pool decks, steps and entrances we specify a coarser texture deliberately. That is the reason flake is the standard choice anywhere water lands on the floor rather than a decorative preference.
Do you charge for the visit?
No. The walkthrough is free and there is nothing attached to it. A fair share of them end with somebody deciding to do it next year, or deciding the drainage needs sorting first, and that is a perfectly good outcome. Being small and local means a visit that does not turn into work costs us twenty minutes of driving rather than something we have to recover elsewhere.
Can you do it soon?
Sometimes, and it is always worth asking. Jobs move and finish early, and when a day opens up it gets offered to whoever is flexible and nearby. Tell us if your dates are loose. What we will not do is squeeze you in by cutting the grinding short.
Can I see what is going on my floor?
Yes. Ask at the walkthrough and Jimmy will tell you the actual products, base and topcoat, and you are welcome to look them up. Anyone who is cagey about naming what they are putting down is worth being cautious about, because the product is not the secret. The preparation is where the work is.
