Perkasie slabs, honestly assessed
Perkasie is the largest of the Pennridge boroughs, with a compact walkable centre, a restored covered bridge, and streets of substantial older housing that runs from late nineteenth century through mid twentieth.
Houses of that age and size almost all have full basements, and almost all of those basements are storage. That is the work here. The room already exists, it has walls and a ceiling and light, and what stops anybody using it is a bare grey slab that sheds dust and feels cold.
The one thing that gets tested first is moisture, because a hundred year old slab poured without a vapour barrier will pass water upward whether or not the floor looks dry. Most of them come back fine, a fair number need a primer, and the number decides rather than the guess.
Worth adding that a coated basement changes what the rest of the room is worth doing. People who do the floor very often finish the walls and the lighting within the following year, because once the floor stops reading as a basement everything else looks unfinished next to it. Doing the floor first is the right order, since every other trade is easier over a sealed slab.

Jimmy looks at the condition of the slab, checks for moisture where the room calls for it, measures up, and talks through the blends with physical samples rather than a screen. Chip colour reads completely differently under a garage light than it does in daylight.
You get told what we find. If the concrete needs repair, you hear the number before the work starts. If a slab has a moisture problem that a coating will not solve, you hear that too, even though it occasionally costs us the job. Why older slabs go faster
Two slabs in the same weather do not degrade at the same rate, and age is most of the reason. Modern concrete is usually air entrained, which builds microscopic voids into the mix that give freezing water somewhere to expand into. Older hand poured concrete generally is not.
A great deal of the housing across this area predates that being standard, and those slabs have far less resistance to the freeze and thaw cycle to begin with. Once the surface starts going on concrete like that it goes quickly.
The practical consequence is that timing matters more on an older property. On a modern slab there are years of margin before pitting becomes structural. On a hundred year old step nosing the gap is short.

What if the reading comes back bad?
Then you get told, along with what would need to happen first. Usually that is drainage work outside the house, grading, downspouts or a perimeter drain, and it is somebody else trade. Once it is sorted the floor is a straightforward job. We have had plenty of customers come back a year later having done exactly that.
What do I need to clear out first?
Everything. The slab has to be completely clear to be ground, including whatever is stacked in the corners and behind the furnace. That is the single biggest thing that keeps a basement job on schedule, and a surprising number of people use it as an excuse to get rid of half of it.
Is it safe for children and pets?
Yes. The system cures to a hard, non toxic surface with nothing continuing to come off it, and the flake texture gives better footing for a dog than sealed concrete does. It also stops the slab shedding the fine grey dust that bare concrete gives off constantly.
Does it need resealing every few years?
No. This is not a sealer that wears off and gets reapplied, it is a bonded system with a polyaspartic wear layer on top. Day to day it wants a dust mop and the occasional wash with a neutral cleaner. Skip the wax and anything acidic and it looks after itself.
What happens to the cracks in my slab?
They get repaired before anything is coated. Cracks, divots, pits and spalled areas are cut out where they need it, filled and levelled so the finished floor is flat. Coating over a crack simply prints its shape through the surface, and it will open again anyway.
Does the warranty transfer if I sell the house?
Ask us at the walkthrough and we will tell you plainly for your job rather than giving you a general answer here. What is worth knowing is that a coated garage or basement is a genuine selling point, and being able to show a buyer written paperwork from a local company that is still trading twenty minutes away carries real weight.
Do we need to move out?
No. Interior work is contained to the room being done, with doorways masked and extraction running on the grinders. People stay in the house for garage and basement jobs as a matter of routine. What is worth doing is keeping pets out of the working area, mostly for the noise.
