Township development with room to work

Lower Salford is mostly modern housing on sound slabs, which makes for some of the cleanest garage and gym floors we lay.

Harleysville slabs, honestly assessed

Harleysville sits in Lower Salford Township on the Route 63 corridor, in the belt of Montgomery County that filled in steadily from the nineteen eighties onward. The housing is predominantly modern, the slabs were poured to modern standards over vapor barriers, and the garages are generous.

That makes for straightforward work with very little repair in it. Moisture readings are typically low, the concrete is flat, and essentially all of the effort goes into the build and the finish rather than into fixing the substrate. It is the sort of job where a coved base and a considered blend genuinely change what the space is worth to the household.

The other thing this area produces is home gym work. Large houses with finished or half finished basements, and a rack going into a corner. Sealing the slab first is the step people skip, and it is the one that stops the concrete dust and keeps sweat out of the floor.

Prep is the whole job

Almost every coating failure this trade produces traces back to preparation. A slab that was acid etched or pressure washed instead of mechanically ground never gave the coating a profile to key into, so the film is held on by surface tension and nothing else. One winter of road salt and a hot tire takes it off in sheets.

So we grind. Diamond grinders with dust extraction, down to clean open concrete, every time and on every job. Then the repairs, because coating over a crack just prints its shape through the finish and it opens again anyway. Only then does the first coat go down.

Road salt is doing more than making a mess

Salt gets treated as a housekeeping problem. It is doing considerably more than that. Salt water freezes at a lower temperature, so it stays liquid longer and travels further into a slab before it freezes, which means it does its damage deeper inside the concrete rather than at the surface.

It also attacks chemically, working on the cement paste that holds the aggregate together. That is why the concrete around a garage door opening, which takes the heaviest salt exposure of anything on a property, is almost always the first part to break up.

Every car picks it up off the road from the first gritting run and drips it onto the same patch of garage floor overnight for four months. Sealing the floor is the only part of that chain a homeowner actually controls.

Can I still get into the garage while you work?

Not while a section is curing, no, and that is worth planning for. On a single garage the floor is out of use for the two days on site plus the evening of the second. Anything you need out of there, tools, bikes, the lawnmower, wants to come out on the first morning along with everything else.

Will it survive dropped weights?

It takes a dropped plate far better than tile or vinyl, but a coating is a hard wear layer rather than a shock absorber. The build that lasts is a coated floor throughout with a platform or heavy rubber under the rack where the weight actually lands. Anybody promising a coating alone will survive repeated deadlift drops is overselling it.

Can you help me pick a color?

That is part of the walkthrough and it is a step customers tell us other companies skip. It takes ten minutes and it removes the only part of this process people ever regret.

How long does a basement floor take?

Two days for most basements, the same as a garage, though a room with a lot of obstructions takes longer because the cut in work around posts, pits and stairs is all done by hand. You will want to keep off it overnight between the coats.

What is the cleaning routine?

Sweep or dust mop it, and wash it with warm water and a neutral cleaner when it needs it. In a garage a hose does the job. What you should not use is anything acidic, any wax and any polish, because those either attack the finish or sit on top of it dulling the look you paid for.

Does the warranty transfer if I sell the house?

Ask us at the walkthrough and we will tell you plainly for your job rather than giving you a general answer here. What is worth knowing is that a coated garage or basement is a genuine selling point, and being able to show a buyer written paperwork from a local company that is still trading twenty minutes away carries real weight.

Is there anything off for service workers?

There is. Military, police, fire and hospital staff all get a discount, and it has been in place since Cobra started rather than being a seasonal offer. Mention it when you call, because it is applied by hand rather than automatically.

Can you extend an existing coated floor into a new area?

Yes, though it is worth being realistic about the join. We can match the blend, but a new system next to one that has had a few years of wear will read slightly differently, and there will be a line where they meet. Often the better answer is to recoat the whole area so it is one floor rather than two.
