Pennsburg sits in the Upper Perkiomen valley on Route 29, eleven miles east of Boyertown and effectively part of the same working area. It runs together with East Greenville and Red Hill into a continuous stretch of borough housing along the valley floor.
Valley floor is the operative phrase. Properties down here sit low relative to the Perkiomen and its tributaries, and a slab in a hundred year old borough basement in this valley has been dealing with ground water for a very long time. Every basement we quote here gets tested rather than assumed, and a fair number get a moisture tolerant primer as a result.
Above ground it is straightforward small borough work. Detached garages, workshops, and a lot of exterior concrete, steps and stoops and side paths, that takes a hard winter and is inexpensive to protect while it is still sound.

What two days on site looks like
Day one starts with clearing and masking, then grinding. The machines run with extraction attached, which keeps the mess to something reasonable and keeps silica dust out of the air. We work the slab until it is uniformly open rather than until it looks clean.
Still on day one, the repairs go in and the base coat goes down, and the flake is broadcast into it by hand wall to wall until the surface is saturated. Doing that inside the working time of the base is why it takes two people rather than one.
Day two is the scrape back, the vacuum and the topcoat. Scraping is what converts a rough chip surface into an even one, and skipping it is why some flake floors feel like sandpaper underfoot. Then the polyaspartic seals everything in and the floor is finished.

Where the damage shows up first
Deterioration is not evenly distributed, and the order tells you how far along a property is. Step nosings go first, because a step edge has concrete exposed on two faces with water sitting right at the corner.
Then the garage door threshold, for the salt reasons. Then the tyre tracks inside the garage where salt water drips concentrate. Then the general slab surface, usually starting near a downspout or anywhere water sits rather than runs off.
Five minutes outside will tell you where you are. Run a hand across the surface, and if it feels sandy or leaves grey dust on your palm, the paste is already breaking down and water is getting in.

What people here tend to ask before they book a walkthrough.
What does a moisture test involve?
Either a calcium chloride kit, which sits under a sealed dome on the slab for about three days and measures how much water comes through, or a probe drilled into the concrete that reads the humidity inside it. Both give a number rather than an impression, and the number decides the specification.
Can it be done in one visit?
The two days are usually consecutive, so it is one visit in practical terms. Day one is grinding, repair, base coat and the broadcast. Day two is the scrape back and the topcoat. Where a basement is very large or very cut up we will sometimes split it into halves, and we will tell you that at the walkthrough rather than on the day.
Does the freeze and thaw damage coated concrete too?
Not the way it damages bare concrete. The mechanism is water soaking into the pore structure, freezing overnight, expanding and pushing the surface apart from the inside. A sealed surface does not let the water in, so the cycle has nothing to work on. Untreated concrete next to it keeps pitting every year.
How long have you been doing this?
The company is three years old and the people in it have considerably more time than that in and around the trades. It started because Jimmy and Justyn were tired of watching flooring work done badly, which is not a marketing origin story so much as the reason the preparation stage gets the time it does.
There is a crack right across my garage. Is that bad?
Usually not. A single crack running across a slab is very often a shrinkage crack from the original cure, and if it has not moved in years it repairs permanently. What matters is whether the two sides are level. Run a hand across it, and if you can feel a step, that is movement and a different conversation.
What is not covered?
Damage rather than failure. If somebody drops an engine block on it, drags a steel skid across it, or attacks it with something acidic, that is not a system failure and we will say so. Exterior work is warranted separately because sun, ice and ground movement are conditions an interior floor never sees. It is all written down rather than left vague.
Can you work around a house move?
Yes, and an empty house is the easiest job we ever get. If you are buying, the window between completion and moving in is the perfect time to do a garage or a basement, because the slab is genuinely clear and nothing has to be shifted. Worth booking as soon as you have a date.
What products do you use?
American made materials throughout, which is a deliberate choice rather than a marketing line. We use them because they have proved themselves on floors we can go back and look at. The equipment is OSHA certified and the company holds Pennsylvania home improvement contractor registration 177204.
