Emmaus sits on the southern edge of Allentown with a genuine historic core, and that core is full of houses considerably older than anything around them. Deep stone and block basements, slabs poured by hand a very long time ago, small detached garages set back off the street.
Those basements are the reason a lot of Emmaus calls come in. They are large, they are usable, and they are almost always still bare concrete with an old floor drain and a furnace in the corner. Coating one properly, moisture tested first, is the single biggest change you can make to a house like that without building anything.
The garages are small and often awkward to get equipment into, which is normal for a borough of this age and no obstacle. What matters more here is the exterior concrete. Front steps, stoops and paths on these older properties are frequently the oldest concrete on the site, and a Lehigh Valley winter is unkind to a step nosing that has already lost its edge.

Indoors and outdoors are different problems
Interior slabs never get cold enough to go through the freeze and thaw cycle. Their problem is moisture arriving from below as vapor, which is a measurement question rather than a weather one, and it is why every basement we quote gets tested.
Exterior slabs have the opposite issue. Moisture from below is irrelevant and everything comes from above: rain, snow, salt, ultraviolet light and forty freeze cycles a winter.
That is why the two get built differently. An outdoor system uses an ultraviolet stable topcoat, a coarser texture for wet traction, and joints cut and treated so the slab can move. Using an indoor specification outdoors is one of the more common ways a coating fails early.

What does a moisture test involve?
Either a calcium chloride kit, which sits under a sealed dome on the slab for about three days and measures how much water comes through, or a probe drilled into the concrete that reads the humidity inside it. Both give a number rather than an impression, and the number decides the specification.
Can it be done in one visit?
The two days are usually consecutive, so it is one visit in practical terms. Day one is grinding, repair, base coat and the broadcast. Day two is the scrape back and the topcoat. Where a basement is very large or very cut up we will sometimes split it into halves, and we will tell you that at the walkthrough rather than on the day.
Will an outdoor coating survive the winter here?
That is what it is for. This area runs through roughly forty freeze and thaw cycles a winter, and it is water getting into the pore structure of bare concrete and expanding as it freezes that breaks a patio up. Sealing the surface stops the water getting in, which is why coating a slab before the pitting starts is much cheaper than after.
Do the repairs show through the finished floor?
They should not. Repairs get cut back, filled and leveled flush before any coating goes on, and the flake broadcast on top breaks up the surface visually so even an older slab reads as even. A flat gloss color is what telegraphs every patch, which is one more reason chip finishes hold up better on real concrete.
Are you too far away to be worth it?
Ask us rather than assuming. At the far edge of the radius we will be straight with you about whether a small job stands up as its own trip or is better paired with something else nearby. What we will not do is price a long round trip into a job quietly and hope you do not notice.
Will you match another quote?
Not usually, and here is the honest reason. If another number is meaningfully lower it is almost always buying you a different floor, most often an etched slab instead of a ground one or a partial broadcast instead of a full one. We would rather show you where the difference is and let you decide than cut the stage that decides whether the floor lasts.
What about silica dust from the grinding?
Controlled at source, which is not optional. Dry grinding concrete without extraction throws respirable silica, and it is a genuine health exposure rather than a nuisance. Our equipment is OSHA certified and the extraction runs the whole time the grinders do. In an occupied commercial building that matters even more than it does in a garage.
Are you insured?
