A basement floor for the brick twin that was built before plastic
The slabs under Reading’s rowhomes and twins went in a very long time ago, thin, with nothing underneath to stop vapor. We measure that concrete while we are standing on it, so the answer you get comes from a number and not a hunch.
The moisture number comes before the color chart
Most of the housing inside the city is pre war brick. The basements under those rowhomes and twins were dug and poured generations ago, and the concrete is usually thin, sitting straight on the ground with nothing resembling a vapor barrier between the two. Vapor moves up through a floor like that all year long, including the months when the room feels perfectly dry to walk around in.
Roll a coating over it without measuring and the vapor has nowhere left to go. It gathers under the film and keeps pushing, and roughly eighteen months later the floor starts letting go in sheets. Nothing was wrong with the product. The slab was simply never asked.
So the test happens at the walkthrough, with you in the room, before anything is agreed. Where the reading calls for it, a moisture tolerant primer goes down ahead of the base coat and the job carries on as normal. On the rare slab where the number is genuinely bad, Jimmy will tell you so and leave it there. A coating that lifts off a Reading basement floor is a phone call nobody wants, least of all us.
Who actually comes down your stairs
Cobra is run by Jimmy and Justyn, running out of Boyertown. No salesperson visits first and hands your basement to a crew you have never met. The person who looked at your slab and gave you the price is the person holding the grinder on the day.
That matters most at the start. One customer wrote that Jimmy fully explained the process and helped them pick out and match the color. A basement decision goes better with someone who will talk through the reading, the primer and the blend in plain terms, standing on the concrete in question.
Everything that goes down on your floor is made in the USA. The equipment is OSHA certified, and dust extraction runs for the entire grind, which counts for a lot when the work is happening directly under the rooms your family lives in. We do not sell quick fixes, and a basement is the worst place in the house to try one.

Four things an old city basement throws at us
None of these are reasons to skip a basement. They are the reasons a basement in the city takes more care than a newer one in a township, and we plan for all of them before the first morning.
The floor drain
Plenty of these have been in the floor longer than anyone living in the house. We coat right up to the grate, finish clean at its edge and keep the fall toward it, so water still goes where it always went.
A narrow stair
Grinders, extraction and material come off a van parked on the street and down a tight set of steps by hand. It takes longer, we know that going in, and the time is already part of the price.
Posts and walls
A support post in the middle of the room and the base of every wall get cut in by hand. The edges are where a rushed floor gives itself away first.
Whatever is on it now
Diamond grinders take the slab down to clean, open concrete. Old coatings, sealer and patches all come off before a drop of primer goes on.
What the room turns into once the slab is sealed
Bare concrete in an old basement sheds dust constantly, and it never really looks clean. Sealed, the dust stops. The finished floor is one continuous surface with no grout line and no tile edge for damp to settle into, so a sweep keeps it tidy and a mop handles the rest.
Flake earns its place down there in two ways. The chips give some texture underfoot, and the broadcast pattern hides the waves and low spots that every old pour carries, so the floor reads as level even where the concrete underneath is anything but.
Then there is the space itself. A city rowhome rarely has a spare room hiding anywhere else in the house, and once the slab stops being bare concrete the basement becomes the cheapest square footage you own to put to use: a playroom, a workbench, a laundry that no longer feels like a cellar.
Looking after it is simple. Dust mop it through the week, wash with warm water and a neutral cleaner when it needs more, and keep acids, wax and polish away from it entirely. Those either eat at the finish or sit on top and dull the look you chose.
Tell us about the basement and Jimmy calls back within a business day.In a rowhome with no spare room, the basement is the spare room.
Reading basements from our Boyertown shop
Reading sits about 18 miles from the shop, comfortably inside the roughly fifty miles we cover. Whether your house is in sight of the Pagoda on Mount Penn or just off the Route 422 bypass, a basement here is part of a normal working week for us, and so are Wyomissing, Birdsboro and Blandon next door.
If you live somewhere on the edge of that and are not sure, pick up the phone and ask. Finding out costs you nothing.
Questions
What Reading homeowners ask about basement floors
The questions that come up most before a walkthrough gets booked.
Can you test the slab before I sign up for anything?
Yes. On a basement we take the moisture reading during the walkthrough itself, while you are standing there, and before any agreement exists. That number is the one thing that can change our answer, so there is no sense in measuring it after you have already committed to the work.
What happens to the old floor drain?
It stays exactly where it is and it keeps working. We grind and coat up to the edge of the grate, finish the coating cleanly around it, and hold the fall of the floor toward it so water still runs where it always has.
Water has come into our basement before. Can you still coat it?
Tell us about it when you call. Vapor rising through an old slab is something a moisture tolerant primer can deal with when the reading allows. Water that actually runs into the room is a separate problem, and it needs sorting out before any floor goes on top.
What if the moisture reading comes back too high?
Most of the time it just changes the system, and a moisture tolerant primer goes down ahead of the base coat. Once in a while the number is genuinely bad. When that happens Jimmy tells you not yet, and nobody tries to talk you into a floor that will lift.
How do we pick a color?
At the walkthrough, from the blend swatches, in the basement itself. A chip that looks warm under a showroom light can look flat under one bulb and a small window, so we hold the options down on your own floor before you decide on anything.
What does the lifetime warranty cover?
Residential interior floors are covered for life against the system losing its bond to the concrete. If a problem shows up, you call and we come out. We are based in Boyertown, so that promise comes from people who can actually get to your house.

Have Jimmy read your basement slab
Give us a rough size, tell us whether water has ever come in, and describe what is on the floor at the moment. Jimmy calls back within a business day to set a time, then comes out and takes the reading before any number is put in front of you.

Other floors we coat around Reading
A lot of city houses with a coated basement also have a detached garage out back worth doing, and the flake floor system is the same one in both. Cracked or broken concrete gets crack repair first, and store or stockroom floors are covered under commercial epoxy flooring. The full system write up lives on the basement epoxy flooring page, finished work is in the gallery, and the rest of our coverage is on the Reading and Berks County pages.
