Macungie slabs, honestly assessed
Macungie is a straight run north up Route 100 from Boyertown, which makes it one of the easier Lehigh County boroughs for us to reach. It is a working town with a proper old center, a large park at its heart and a lot of industry nearby, and the mix of floors we see reflects that.
On the residential side the older borough houses have the basements and detached garages you would expect from the period, and they get the standard approach, measured first and repaired before anything is coated. The newer housing that has filled in around the borough is straightforward modern concrete.
The more interesting work here tends to be small trade and light industrial units. Workshops, service bays, storage and small manufacturing, all with floors that take genuine punishment and owners who cannot afford a week of downtime. Those are phased jobs, often evenings or weekends, with the chemical exposure and traffic loading specified properly rather than assumed.
For the trade units around the borough, the useful thing to know is that we quote return to service honestly rather than optimistically. Foot traffic comes back quickly, vehicles and racking do not. A shop that reopens on schedule because the timeline was realistic is worth more than one that was promised a day earlier and got a soft floor.

Every floor follows the same four stages regardless of the town it is in. The slab gets diamond ground with dust extraction until we are down to clean open concrete. Cracks, divots and pitting get filled and leveled. An American made base coat goes down and the flake is broadcast into it by hand until the surface is full. The next day the excess is scraped and vacuumed back and a polyaspartic topcoat seals the whole system in.
Most residential jobs are two days on site. You can usually walk on the floor that evening, and a garage is ready for the car after about three days once the system has hardened enough for hot tires. Commercial work gets phased into sections so nobody has to close.
What changes between one job and the next is not the method, it is the diagnosis. The blend, the texture, the topcoat and whether a moisture tolerant primer is needed all get decided at the walkthrough, standing on your concrete, rather than picked off a list beforehand.

What a Pennsylvania winter does to a slab
This part of the state runs through roughly forty freeze and thaw cycles between November and March. Water works into the pore structure of the concrete, freezes overnight, expands by about nine percent and pushes the surface apart from the inside. It thaws in the afternoon, travels deeper into the space it just made, and does it again the next night.
Nothing dramatic happens on any single night, which is exactly why nobody acts until the damage is obvious. Five or six winters of it turns a smooth trowelled surface into a pitted, dusty one, and it accelerates as it goes because every new pit holds more water than the flat surface it replaced.
Sealing the surface removes the water from the equation entirely. That is the whole mechanism and the whole fix.

How far in advance should a business book?
Further than a homeowner, mostly because the scheduling conversation is longer rather than because the lead time is. How soon can we use the floor again?
Foot traffic comes back first, usually the same evening on a section. Racking, pallet jacks and vehicles wait longer while the system hardens fully. We quote those times honestly, because reloading racking too early is how a brand new floor picks up permanent indentations under the leg plates.
My floor was coated before and it failed. Can you fix it?
Yes, and it is a good share of what we do. The old system comes off completely, because coating over somebody else failed film means inheriting their bond. Then the damage underneath gets repaired and the floor is rebuilt properly. It is more work than a bare slab, so an honest price is higher rather than lower.
Can I still get into the garage while you work?
Not while a section is curing, no, and that is worth planning for. On a single garage the floor is out of use for the two days on site plus the evening of the second. Anything you need out of there, tools, bikes, the lawnmower, wants to come out on the first morning along with everything else.
How does pricing work?
